  Instead of buying real estate by a mortgage, bearer deed real estate properties can be purchased at 1/1000th ownership (one Bearer Deed) at a time, at about 1/1000th the property's appraisal value per Bearer Deed.
  Ten (10) Bearer Deeds of a property is 1% ownership.
  A Bearer Deed is just about like a bearer bond both have cash value.  Except Bearer Deeds are actual deeds of ownership with a cash value based on the property's Posted CurrentValue.

  Since all Bearer Deed Real Estate properties have no liens or loans and the Bearer Deeds are purchased on a cash & carry sale. By leasing the property to an owner the property produces a net income of greater than 7%, which all owners share in the profit of that property, per their bearer deed equity ownership, including the occupying owner..

  Those big investors that put their money into mortgages, FHA & HUD loans, financing real estate purchases, and even the small and new investors will be investing their money directly in the real estate as an additional owner (investors) profiting the same as the occupying owner, with the ability to sell & trade at will.

  The reason is simply because, Bearer Deed Real Estate is much safer and has greater profitability than mortgage real estate or the stock markets.

 Bearer Deed Real Estate has been reviewed and approved by Old Republic Title Insurance and Stewart Title Insurance attorneys and underwriters. Both have offered to exclusively handle all escrows and issue Bearer Deed title insurance worldwide.

Income the first year after conversion is guaranteed greater than 7% return profit net income.
Property income returns are paid to owners BDE 1031 account in the form of cash and tax deductions at the properties end-of-year.
Average returns on Bearer Deed Real Estate are in the area of 9% to 14%, with some a little over 7% and others well over 20%.

  Financing is available through lenders, however the lien is recorded on the bearer deed(s), Not the Real Estate.
  Buyers will have the option to finance a group of Bearer Deeds or each Bearer Deed individually.
  Bearer Deeds have cash value at the property's CurrentValue, however lenders may use the BaseValue.
      Bearer Deed Real Estate Properties have three posted values;
OfferingValue© When a property Bearer Deed’s are first listed for sale with BDE at the time of conversion. * OfferingValue, equaling the property’s appraised value, reserve fund amount, escrow and conversion cost, divided by 1000 bearer deeds. Which is always less than the BaseValue.

* BaseValue, equaling the property’s current year appraised value, reserve fund amount, divided by 1000 bearer deeds.
CurrentValue© Is the properties current to the Minute posted value

2.5% Ownership to Live in Your Dream Home  -or-  Occupy Your Dream Business Location
  An owner having the greatest ownership has first right to occupancy the property by a 1 year Lease at the current rental value.
  All owners receive their portion of the gross income based on there deeded equity at the property's end-of-year, including the occupying owner.
  When an occupying owner reaches 501 deeded ownership he/she/they have a life estate, and an option to reduce the lease by about 40% to 47%. That's most of the income the occupying owner would get back at the end-of-year anyway.

  Each bearer deed property is leased to an owner, which produce the income and then that gross income is paid to each owner, including the occupying owner, at the property end-of-year with a return of greater than 7% guaranteed net profit income of the OfferingValue price the first year after conversion. 
  Average Income Returns on Bearer Deed Real Estate are in the area of 9% to 14%, with some a little over 7% and others well over 20%. Income Return does not include the property's appreciation, and any gain on your buy price, which would be plus the income.

  Bearer Deed real estate works about the same as mortgage real estate and about the same as it has always worked. 
  Properties will go up in value and others will be going down in value. Property incomes (leases) will increase for most part and for some will be decreasing. Some properties will have high expenses providing a nice tax deduction all the time or just for one year, and others will have low expenses providing a nice additional income for each bearer deed property owner.

It has been 29 years now to fully develop Bearer Deed Real Estates structures and all its procedures, which we continue to update on   a daily bases.  It was not until about 2007- 8 that the internet technology reached the point that Bearer Deed Real Estate could be put   in to full operation. We guess you could say that we were 29 years ahead of our time.
